How To Sell Houses Fast On Autopilot

To be successful in real estate investing, you must sell your houses fast.   This is quite important in a slow market where houses can sit for months with no buyers, increasing your holding costs.

Having a means to accelerate this process is therefore important, and whenever possible, employing every tool at your disposal to sell your houses fast is a must.

In this article, we look at how to automate the process of getting potential buyers for your houses.

You must first remember that real estate is a face to face game.  A buyer must come to see the house before they buy it.

But the process of acquiring those buyers can be automated, and the end result is that you can sell your houses much faster.

I highly recommend and use squeeze pages.  A squeeze page requests your name and email in exchange for something you need.

In general do not ask for more than name and email; the more information you request, the less the response you will get from your squeeze page.

You end up creating a list of buyers who have money and buy in your local market.   These people are likely to buy your next deals without more advertising.

Let us look at some simple examples:

Squeeze Page Example 1:
When wholesaling my properties, I set up a squeeze page that asks for name and email to access a list of highly discounted properties.

In order for them to view those properties, they must provide their name and email, and they are instantly redirected to the page with property listings.

This is how I built my first buyers list.  I advertised my properties on the local newspapers and gave them a website address instead of a phone number.  The website address had a squeeze page.

I ended up with a list of about 200 very responsive buyers.

They ended up buying a few properties from me.

Squeeze Page Example 2:
This type of squeeze page must be built into your real estate investor website.

Properties listed on your website show a summary page with a list of properties with the estimated market value, sale price, equity, etc.
The information is just enough to build their interest.  They must click “More Details” to see more information.  A squeeze form in a lightbox then pops up requesting for name and email to access full details.

This is my favorite and consistently gives me more potential buyers than the first squeeze page.

Autoresponders
Automation is never complete without autoresponders.   An autoresponder sends previously written email messages at pre-timed intervals.

For instant once they sign up, an instant email is sent saying something like “Thank you for joining our buyers list. We will be sending you deals that meet your needs as soon as we get them.”

Over the next few days, they will be getting helpful messages automatically.   This helps build rapport and provide more information such as phone number, areas they buy from, types of properties, etc.

This information helps you in your marketing, so that potential buyers keep getting the exact type of properties they need.

How To Sell Your House Fast In A Slow Market

In today’s real estate market, more houses are sitting on the market than there are available buyers.   Still, every day lots of new homes enter the saturated market with home owners trying to sell the homes or banks trying to offload their foreclosed homes.

Selling your house fast can therefore quickly become a challenge.   So how can you get your house sold in such tough conditions?

When most home buyers start looking for houses, they start their search on the internet.  Most of the times, they are usually able to access houses listed in the MLS like realtor.com and other real estate websites.

Usually this happens long before they call a Realtor. What they do next, such as narrowing down on the right home, driving out to see it, etc, depends on several factors.

1) Price
Once they search their house using the right criteria, such as size, neighborhood, price range,  the first thing they look for is the price.

Of course a home buyer is attracted by the lowest priced homes.   So it means pricing your house lower than similar houses in the neighborhood will make it sell faster.

Of course price is not the only thing home buyers notice, but it the first thing they notice.

Newly listed houses are more attractive than old ones, so getting it right the first time is important.

Of course you can only price it low if your mortgage balance allows it.  Your Realtor should be able to guide you to get the best price for your house.

2) Staging and presentation
Staging seems to get overlooked when selling a house.  The pictures posted with the listings can make a big impact with the buyer.

Again, notice this happens long before they drive out with the Realtor to see the house.

Do the pictures make it presentable?  Are the most prominent features of the house highlighted by the pictures?

Whenever possible, it is easier to present a house that has furniture than one with no furniture.   If no furniture is available, try to cover all angles of the house to present the best features.

Remember, the first impression the home buyer gets will determine if they come take a look at the house.

3) Curb appeal
Once the home buyer decides to drive to your house with their Realtor, the first thing they will notice is how the house looks like on the outside.

How clean does the yard look?  Is the roof covered by a tree hanging over it? A simple coat of paint on the outside and the mailbox can drastically improve the curb appeal.

Remember the house must be attractive for them to even take a look inside.

4) Condition of the house
Does the house need repairs?  Most buyers are turned off by repairs.    Most cannot handle any repairs.

And if they can handle it, they will expect a further price cut to cover it.

Are the main appliances working?  If at all possible, fix the house with a new coat of paint and carpet.   Do not over-do repairs or you might break the budget.

5) Negotiate
If an interested buyer asks for it, be ready to negotiate.  A small price break might be all they need.   It can make the difference between selling or not, or even keeping it for months.

When to sell your house to real estate investors

Selling your house fast is important whether you are selling it as an investment property or selling your own home.   Following the traditional methods to sell it may not work at all, or may not even be possible.   Here are few scenarios where you could sell your house fast through real estate investors.

Traditionally when someone wanted to sell the house, they would use a real estate agent to list the house in the MLS.   The internet has opened up the real estate world so that more and more people can sell their houses on their own.

Real estate investors claim a good part of the house market because they buy and sell a good proportion of them.  Selling your house to a real estate investor may be different from selling to a regular home buyer.

So when would a real estate investor be the best buyer for your property?

1)  Cannot sell normally
A lot of people start by listing their house on the market with a real estate agent.   With a stagnant market with few buyers and too many houses, you may not find a buyer.

But you still need to sell.

The next choice is to sell to real estate investors who may be looking for bargain properties.    Flexibility is necessary because the real estate investor must make some money from your house.

2) No equity
 To list and sell your house through a real estate agent you must have at least 6% equity.  But sometimes there is no equity.

 Even with little or no equity, a real estate investor can still buy your house. Most investors have creative ways of buying houses like these.   Again flexibility on your part will be important to get your house sold.

3) Speed
Sometimes you must sell your house fast.    Listing a house and getting it in the MLS alone can sometimes take as long as 2 weeks.   Most real estate  investors can close real estate transaction is 7 to 14 days.

4) Repairs
 You may need to fix up your house first before you can sell it.   If you cannot afford repairs, you cannot sell your house.

Real estate investors will buy your house as it is and do repairs themselves.

5) Legal trouble
Sometimes things just happen: divorce, liens such as tax liens.   Or you have fallen behind on your mortgage payments and need to sell it fast to avoid foreclosure.   Or you  inherit a property that needs you to make mortgage payments.

 You might find yourself making more than one mortgage payments if you move to a new city.

 Or your tenants are burning you.  The list goes on and on.

 Ultimately, real estate investors may be your best option to sell your house fast.
