			<content:encoded><![CDATA[<p>Direct mail marketing is crucial to the success of any real estate investing business.  Successful implementation of the right direct mail strategies means you will buy more houses and make more profits.</p>
<p>This article concentrates on success tips for your direct marketing campaigns.</p>
<p><strong>Post Cards or Letters?</strong><br />
Should you send letters or post cards for your direct marketing campaigns?   The answer to this question depends on your marketing needs.  Sometimes your training can determine the answer.</p>
<p>Before answering this question I have to mention that you MUST have targeted leads.  The more targeted your leads are, the better the response you will get.  This means that even if you happen to use a very effective media, the response you get will also depend on how targeted your leads are.</p>
<p>In my business, I only send letters to probate leads.  Once people have inherited properties, the process of probate can take months.  For this reason, I send them one personalized, sympathetic letter every 30 days for six months.  If they have not responded within this time, they are out of my mailing list.</p>
<p>I address the envelope with a red hand-written font and put a real stamp to all my mail.</p>
<p>All the others get a post card twice in a period of 30 days.  My post cards always have a real stamp, and are glossy with screaming colors.  My mailing label always has a different screaming color.</p>
<p>This attracts attention so they will not trash them with the rest of the mail.</p>
<p>I prefer to get stamps and address stickers done locally.  I always prefer to drop my own mail at the post office!  This way, I can control when I get the highest volume of calls.  If I drop my mail on Saturday, then most of my leads will come in on Tuesday and Wednesday.</p>
<p><strong>Post cards</strong><br />
Post cards are cheap and easy to manage.  For $200 to $300, I get around 5000 post cards.   Postage stamp is the only major cost. The address stickers cost close to nothing.  You can get stamps and address stickers done cheaply too.  I get people to do this work from Craigslist.</p>
<p><strong>Regular letters</strong><br />
You will spend more money with regular letters, and you must have a reliable printer.   You can get a generic letter done for you.  In my business, I print my own letters since I have a reliable printer.</p>
<p>In any case, I never have more than 100 letters at a time, so I can easily manage this.</p>
<p><strong>Odd-letters</strong><br />
I have mailed yellow letters in yellow odd-shaped envelops. Even though they are very effective, they can also be quite expensive.  For this reason I gave up on them after several weeks to reduce my expenses.</p>
<p>I have my marketing well optimized that I feel comfortable with the response I get without them.   This is not to say they were not effective &#8211; I just have enough leads that I do not find the need to use them.</p>
<p><strong>Call to action</strong><br />
Every marketing piece must have a strong call to action that tells your leads what to do next.    You must include your phone number and the web address of your real estate investor website.</p>
<p>Approximately half the people will visit your website and sign up from there. These leads will be fully pre-screened and pre-negotiated.  You will end up saving a lot of time, money and effort by not having to repeat the same things over and over, and you spend a few minutes only to tell if it is a deal or not.</p>
<p>The other half will prefer to call &#8211; there is nothing you can do about this.</p>

<p><strong>How to submit your business in the search engines</strong><br />
In order to submit your business in local searches, you must open accounts in all the three main search engines and submit your business.</p>
<p>When you submit your business, always make sure you submit as much information about your business as possible.   They let you submit a full profile including title, description, pictures, videos, etc.  Make sure you submit the URL of your real estate investor website!</p>

<p>You should be getting testimonials from everyone you work with   &#8211; Realtors, motivated sellers, tenants, etc.</p>
<p>So how do you go about getting testimonials and how do you use them?</p>
<p><strong>Never wait long</strong><br />
First, it is important to remember you should never wait long before asking for a testimonial.  If you wait for a few days, you will be forgotten.  The best time is when the excitement is still high, for example as soon as you close a deal.</p>
<p><strong>Get a video testimonial, take pictures</strong><br />
When they have a check in their pocket, it is very easy to ask for a testimonial.  They can write it down for you.    If at all possible, take a picture  of them.</p>
<p>You end up with a hand-written testimonial with a picture.  This is more credible than a typed testimonials.</p>

<p><em>Please use the attached piece of paper and return envelope for your testimonial.</em></p>
<p><em>Thank you in advance and please let me know if there is anything else I can do for you.</em></p>
<p><em>Sincerely,</em><br />
<em> Your name here</em></p>

			<content:encoded><![CDATA[<p>One of the most important things in real estate investing is to determine if a deal is worth pursuing or not.   While the market is full of properties for sale, not all of them qualify as good investment deals.</p>
<p>So which deals should you pursue and which ones should you leave alone?</p>
<p>To be successful in real estate investing, you must follow a simple business model that you understand.   It is necessary to develop ball-park figures that help you analyze deals whether you wholesale properties, do lease options, fix and flip, keep as rentals, etc.</p>
<p>The following 3 steps apply when analyzing your deals:</p>
<p><strong>1) Pre-screen your sellers</strong><br />
You must pre-screen all your motivated sellers to gather all the information necessary to analyze your deals.  You do need to have a good real estate investor website that helps you pre-educate motivated sellers, pre-screen them and pre-negotiate with them.</p>
<p>The information you receive through your website is enough to know if you have a deal or not.</p>
<p>If you pre-screen them over the phone, you must have a simple script with questions that help you calculate your numbers.</p>
<p><strong>2) Run comparable sales</strong><br />
You must estimate the cost of the house if it was sold TODAY in perfect condition.</p>
<p><strong>3) Analyze your offer</strong><br />
With this information, you can easily tell if you have a deal or not.  Of course, you must have the mortgage balance and asking price to do this.</p>
<p><strong>a) Wholesale deals</strong><br />
If the house costs 70 cents on the dollar minus repairs or lower, it probably qualifies as a wholesale deal.  You should aim for 65% minus repairs in a poor real estate market.</p>
<p>Remember that you must also account for your profit when doing this calculation.  So if you want to make $5000, your buying price would be 65% minus repairs minus $5000.</p>
<p>You have to remember that the lower your buying price, the lower you can flip it and the faster you can sell it.</p>
<p><strong>b) Rentals and lease options</strong><br />
A house in good shape that does not qualify as a wholesale deal probably qualifies for rentals and lease options.</p>
<p>You therefore need to know the rental rates in the area.   For the deal to work, the rental rate must be higher than the mortgage payment.  This means if the rent is $1500 per month, and the mortgage payment is $1150, then you should have at least $350 in monthly cash flow.</p>
<p>It is a good idea to use the rental rates for lease options, though you can fetch a higher monthly payment with a lease option.</p>
<p>It is always important to have equity in the deal for this to work.</p>
<p><strong>c) Short sales</strong><br />
A short sale is viable if none of the options above cannot work and the mortgage payments are late.</p>
<p>Properties with more than one mortgage are better than those with just one.</p>
